How To Rent   Download Rental Application

If you are interested in renting an apartment, you must submit an rental application available by:

1. Downloading HERE
2. Email / Fax / Mail - Call or email to request application
3. Visiting our Rental Office - Directions HERE

At any time, you may schedule a showing, or just visit our office during office hours for a tour. No appointment is necessary.

We offer month-to-month, 6 month, and 1 year rental terms.
*You must give at least 30 days notice of move-out for our month-to-month leases.

Upon approval of your application (we pay for credit check and rental history) you can sign rental agreement for any of the above durations.

Occupancy Limits:
1 Bedroom Apartment - 2 persons
2 Bedroom Apartment - 4 persons
3 Bedroom Apartment - 6 persons

Electronic Door Code :
Electronic Door Locks are used for all apartments. Tenants may choose any 4-6 digit private door code for their apartment.

Children:
Parents and/or guardians are responsible for the conduct of their own and visiting children and will be responsible for damage, misconduct, and enforcement of rules. Children are not to play in hallways, stairs, basement halls, laundry rooms, or near the windows of other apartments. Children must have adult supervision at all times. 

Smoking:
Smoking is prohibited in all apartments, buildings, and common areas. Guests may smoke on their decks and balconies.

Pets:

We accept some pets in limited numbers of pet designated apartments, however guests must notify us about pets at time of application.

Handicap Access Apartments:
Some of our apartments can be accessed via a ramp from the parking lot with no stairs, and handicap parking is provided. Please notify us if you need an apartment that is handicapped accessible.

Parking:
Parking is allowed for residents’ vehicles only. Guests must park in designated guest parking area. Parking is only allowed for vehicles that are: in running condition, legally operable, with current plates, not excessively rusted or have an unclean appearance (in management’s opinion). No vehicle maintenance may be performed on the property. Parking is for cars, small trucks, and motorcycles only. No trailers, large trucks, campers, or boats. Vehicles violating any of the above are subject to towing without notice at vehicle owner’s expense.

Surrounding Area:
Countryside Apartments is located in the near west side of Madison. Downtown Madison is less than a ten minute drive, with the travel time to the University of Wisconsin campus approximately the same. The Downtown area features a wide array of available activities including fine dining, music & entertainment, eclectic restaurants, art galleries, theatre, and the newly built convention center. The two major shopping centers, West Towne Mall and East Towne Mall, are each a 10 minute drive away by major highway. In addition, we are also located within ten minutes of the city's major hosptials and clinics, which are nationally recognized for their leading health care services.

 

 

 


RENTAL RULES & REGULATIONS:



 

1. To use the Premises for residential purposes only for Tenant and Tenant’s immediate family.
2. To NOT make or permit use of the Premises for any unlawful purpose of any purpose that will injure the reputation of the Premises or the building of which they are a part.
3. To NOT use or keep in or about the Premises anything that would adversely affect coverage of the Premises or the building of which they are a part under a standard fire or extended insurance policy.
4. To NOT make excessive noise or engage in activities which unduly disturb neighbors or other tenants in the building in which the Premises are located.
5. To NOT permit in or about the Premises any pet unless specifically authorized by Landlord in writing.
6. To obey all lawful orders, rules and regulations of all governmental authorities.
7. To keep Premises in clean and tenantable condition and in as good repair as on the first day of the lease term, normal wear and tear excepted.
8. To maintain a reasonable amount of heat in cold weather to prevent damages to the premises, and if damage results from Tenant’s failure to maintain a reasonable amount of heat, Tenant shall be liable for this damage.
9. Unless tenant has received specific written consent from Landlord, to NOT do or permit any of the following:
   a) Paint upon, attach, exhibit, or display in or about the Premises any sign or placard.
   b) Alter or redecorate the Premises.
   c) Drive nails, tacks, and screws or apply other fasteners on or into any wall, ceiling, floor, or woodwork      
       of the Premises.
   d) Attach or affix anything to the exterior of the Premises or the building in which it is located.
10. To NOT permit any guest or invites to reside in Premises without prior written consent of Landlord.
11. To be responsible for all acts of negligence or breaches of this agreement by Tenant and Tenant’s guests and invitees, and be liable for any resulting property damage or injury.
12. To NOT assign this agreement nor sublet the Premises or any part thereof without the prior written consent of Landlord. If Landlord permits an assignment or a sublease, such permission shall in no way relieve Tenant of liability under this Agreement.

 

 

 

Landlord may make additional reasonable rules governing the use and occupancy of the Premises and the building in which they are located.

Rent:
Rent is due on the first, with a 5 day grace period. If rent is not paid (in full) or mailed to the office postmarked by the fifth, a late fee of $40 is also due and Landlord will issue a 5 day notice to pay or vacate. If rent is not paid by the end of the 5 day notice period, landlord will start an eviction action. Any costs of such action and costs of an eviction move will be passed on to the tenant.

Fees & Late Fees:
NSF Checks - $40   Late Rent - $40  
Property damages beyond normal wear and tear and cleaning after move out @ $25/hr + materials. Re-Renting apartment on behalf of tenant (late or no vacating notice or breaking lease) – actual costs of re-renting which may include costs of advertising, showing rent due through end of lease until apartment is rented and re-renting. Repair work done by a contractor will be billed at the contractor’s cost. Tenant agrees that unpaid late fees, nsf check fees, re-renting fee notice, & court fees can be deducted from security deposit if due after tenant moves out.

Vacating:
If vacating at the end of a year lease (or any lease longer than month to month) tenant must give landlord a written notice to vacate at least 30 days before the expiration of the lease. If timely vacating notice is not given, tenancy will continue on month to month basis. 

If vacating on a month to month lease, tenant must give landlord a written notice to vacate by the first of the final month of tenancy.

If tenant fails to give proper notice, no notice, is evicted, or lease is otherwise terminated, tenant is responsible for rent until the end of the lease term or until apartment is re-rented – whichever comes first (ex. On a month to month lease, the lease term would be over at the end of the following month). If tenant vacates apartment during tenancy for any reason (and landlord is informed of the tenant vacating), landlord will attempt to re-rent the apartment on tenant’s behalf. Tenant will not be charged rent for time the unit is re-rented to a new tenant, but will pay landlord a re-renting fee of $100 or the costs of advertising, showing, and any other costs associated with re-renting the unit, whichever is greater.
